Handy Jack LLC – Service Policy & Pricing Terms

Overview

Handy Jack LLC provides junk removal, clean-out, hauling, and labor support services throughout the Oklahoma City area. Our services are designed to be simple, fast, and transparent, using a load-based pricing system and clear project estimates for larger clean-outs.

By scheduling or using our services, you agree to the following policies and terms.


1. Pricing Structure

Load-Based Pricing

Most jobs are priced based on the amount of space your items take in the trailer, not by square footage or guesswork.

Standard Load Tiers:

  • Scrap Metal Pickup: Free (qualifying items only)
  • Micro Load: Starting at $105
  • Small Load: Starting at $145
  • ¼ Trailer: Starting at $195
  • ½ Trailer: Starting at $345
  • Full Trailer: Starting at $595
  • Whole Property: Project-based custom quote

Prices are starting points and may increase based on:

  • Volume
  • Weight
  • Access conditions
  • Special handling
  • Disposal fees

Clean-Out Project Pricing

Larger clean-outs are priced as projects rather than single loads.

Typical starting points:

  • Single Room Clean-Out: Starting at $495
  • Apartment Clean-Out: Starting at $1,200
  • House Clean-Out: Starting at $2,500
  • Large or Heavy Clean-Outs: Custom quote

Final pricing is based on:

  • Volume of contents
  • Labor required
  • Number of loads
  • Disposal costs
  • Job conditions

2. Minimum Service & Labor

Minimum service: $105

All service tiers include the first hour of labor as part of the minimum service price.

This minimum service covers:

  • Travel to the job site
  • First hour of labor
  • Loading and handling
  • Equipment use
  • Basic cleanup
  • Transport and disposal

The minimum service ensures that even small jobs are completed professionally and efficiently without hourly billing or time-based arguments.

If a job:

  • Requires significantly more than one hour of labor, or
  • Involves more volume, weight, or difficulty than expected,

The job may be moved into a higher load tier or clean-out project pricing.


3. Estimates and Final Pricing

Estimates are typically provided based on:

  • Photos submitted by the customer
  • Written job descriptions
  • On-site evaluation (if required)

Final pricing may change if:

  • The actual volume is greater than shown
  • Items are heavier than expected
  • Access is more difficult than described
  • Additional items are added at the job site

Customers will be informed of any price adjustment before work begins.


4. Access and Job Conditions

Customers are responsible for:

  • Providing accurate job descriptions
  • Ensuring safe and legal access to the work area
  • Securing pets and children during service
  • Obtaining any required parking or access permissions

Additional charges may apply for:

  • Stairs
  • Long carry distances
  • Tight or unsafe work areas
  • Remote or difficult locations

5. Prohibited and Restricted Items

We do not accept or handle:

  • Hazardous chemicals
  • Paint, solvents, or oils (unless dried and approved)
  • Asbestos-containing materials
  • Medical or biological waste
  • Explosives or ammunition
  • Illegal materials

Certain items may require additional fees or special handling, including:

  • Tires
  • Refrigerators or appliances
  • Mattresses
  • Construction debris
  • Concrete or dirt

6. Scrap Metal Pickup (Free Service)

Free scrap pickup applies only to:

  • Qualifying metal items
  • Easily accessible locations
  • Reasonable volume

 Free scrap pickup is available for qualifying metal items in accessible locations. If the job requires significant labor, hauling, or disposal, it may be converted to a paid service. We will always confirm this with you before starting work. 


7. Payment Terms

Payment is due upon completion of service unless otherwise agreed in writing.

Accepted payment methods may include:

  • Cash
  • Card
  • Approved digital payment methods

For larger clean-out projects:

  • Deposits may be required
  • Progress payments may be scheduled

8. Cancellations and No-Access Situations

If:

  • The customer cancels after arrival, or
  • The job cannot be completed due to lack of access,

A trip or minimum service fee may apply.


9. Property and Item Responsibility

Customers are responsible for:

  • Identifying items to be removed
  • Securing any items they wish to keep
  • Checking drawers, containers, and storage units before service

Handy Jack LLC is not responsible for:

  • Items mistakenly left in furniture
  • Hidden or stored personal property
  • Pre-existing property damage

10. Safety and Right to Refuse Service

For safety reasons, Handy Jack LLC may:

  • Refuse any job
  • Stop work at any time
  • Adjust pricing
  • Require additional labor or equipment

This may occur if:

  • Conditions are unsafe
  • Materials are hazardous
  • Access is restricted
  • Job scope changes significantly

11. Weather and Delays

Service may be delayed or rescheduled due to:

  • Severe weather
  • Unsafe road or site conditions
  • Equipment issues
  • Scheduling conflicts

Customers will be notified as soon as possible.


12. Liability Limits

Handy Jack LLC is not responsible for:

  • Pre-existing damage
  • Structural issues
  • Hidden hazards
  • Customer-supplied equipment failures

Liability is limited to the value of the service provided unless otherwise required by law.


13. Service Area

Service is provided primarily within the Oklahoma City metro area. Travel fees may apply for locations outside the standard service zone.


14. Agreement to Terms

By requesting service, scheduling an appointment, or allowing work to begin, the customer agrees to these policies and pricing terms.

15. On-Site Price Approval

Final pricing will be confirmed on-site or through photo-based estimates before work begins.

No work will be performed until the customer:

  • Approves the final price, and
  • Authorizes the service to proceed.

Once approved and work begins, the customer agrees to pay the confirmed amount.


16. Additional Items and Scope Changes

If additional items are added after the estimate is provided, the price may be adjusted.

The customer will be informed of any price change before the additional items are loaded or the work continues.


17. Waiting Time and Delays

If work is delayed due to:

  • Customer not being ready
  • Access issues
  • Elevator delays
  • Unavailable units or tenants
  • Locked gates or missing keys

Additional charges may apply for excessive waiting time or rescheduling.


18. Disposal and Donation Policy

All items removed become the property of Handy Jack LLC unless otherwise agreed in writing.

Items may be:

  • Donated
  • Recycled
  • Disposed of
  • Scrapped
  • Repurposed

Handy Jack LLC does not guarantee donation, resale, or specific disposal methods.


19. Photo and Marketing Permission

Handy Jack LLC may take photos of job sites, items, or completed work for:

  • Documentation
  • Training
  • Marketing
  • Website or social media use

No personal identifying information, addresses, or faces will be used without permission.


20. Work Authorization and Right of Entry

By scheduling service, the customer confirms they have the authority to approve the removal of the items and grant access to the property.

This includes:

  • Property owners
  • Tenants
  • Property managers
  • Authorized representatives

Handy Jack LLC is not responsible for disputes between parties regarding item ownership or removal authorization.


21. Minor Damage Acknowledgment

Junk removal and clean-out work involves moving large, heavy, or bulky items through tight spaces.

While every effort is made to avoid damage, the customer acknowledges that minor:

  • Scuffs
  • Scratches
  • Dings
  • Paint marks
  • Normal wear during removal

May occur during the course of service.

 While we take care to protect your home and property, junk removal and clean-out work often involves tight spaces and heavy items. Minor scuffs or marks may occasionally occur during normal removal operations. We work carefully and professionally to minimize any risk. 


22. Curbside and Abandoned Items

Items placed:

  • At the curb
  • In common areas
  • In vacant units
  • In storage areas
  • In dumpsters or near dumpsters

Are assumed to be approved for removal.

Handy Jack LLC is not responsible for removing items that were left in these areas without clear instructions from the customer.

Small Moves & Relocation Services

Handy Jack LLC provides local small moving and relocation services for light residential moves, storage transfers, and furniture-only moves.

Small moves are designed for:

  • Studio and 1-bedroom moves
  • Storage unit transfers
  • Single-room relocations
  • Furniture-only moves
  • Local delivery-style relocations

Small Move Pricing

Small moves are typically priced using:

  • Hourly rates, or
  • Flat-rate estimates based on job size

Typical starting rates:

  • Small Move Minimum: starting at $125
  • Hourly Small Move Service: starting at $125 per hour
  • Flat-rate moves: custom quote

Final pricing depends on:

  • Volume of items
  • Number of trips
  • Stairs or long carry distances
  • Disassembly or special handling
  • Access conditions

Small Move Service Limits

Small move services do not include:

  • Grand pianos
  • Large safes
  • Pool tables requiring specialty crews
  • Hazardous materials
  • Long-distance or interstate moves

Damage & Handling Notice (for moving)

Customers are responsible for:

  • Packing loose or fragile items
  • Securing valuables and personal documents
  • Informing us of fragile or specialty items

While we handle items carefully, small moving services involve transporting furniture and household goods, and minor wear may occur during normal handling.
